But the Midtown Station development just keeps getting smaller and smaller. Midtown Station as it is currently presented would be a missed opportunity. Best case scenario is to assemble the entire section stretching from Spring over to Vandeventer and redevelop under a much larger master plan. The city should also consider relocating the fire station. The value of that corner parcel is now way too high to leave as tax-exempt property. They're too expensive and would only occur if the developer thinks there is such strong demand that they need to build the retail at a much higher density. Given Pace's proposal, it doesn't appear that developers are as bullish on the area for retail development as we might hope, though I've heard that another local developer has a "more exciting" plan for the Foundry site.
